North Bucharest Investments: Peste 1.000 de clienți la standul NBI în cele trei zile ale Salonului Imobiliar București

North Bucharest Investments (NBI) a înregistrat peste 1.000 de potențiali clienți la standul companiei în cele trei zile ale Salonului Imobiliar București – SIB 2026, iar interacțiunile din cadrul evenimentului s-au transformat în sute de vizionări în teren, zeci de negocieri și rezervări. Interesul s-a concentrat în special pe studiouri și apartamente cu trei camere, preponderent în Pipera și nordul Bucureștiului, potrivit datelor companiei.

Ofertele disponibile pe durata Salonului au inclus studiouri cu prețuri de la 88.000 de euro + TVA și apartamente cu trei camere de la 127.000 de euro + TVA. Pentru o parte dintre clienții veniți la stand, procesul de achiziție a avansat chiar în cele trei zile ale evenimentului, de la selectarea și compararea proiectelor la vizionări, negocieri și rezervarea proprietății.

Rezultatele vin în contextul în care Vlad Musteață, Founder & CEO North Bucharest Investments, a participat la Conferința de Deschidere a Salonului Imobiliar București 2026, unde a vorbit despre evoluția cererii și ofertei rezidențiale, schimbarea profilului cumpărătorului și perspectivele pieței.

„Piața este activă, dar cumpărătorul este astăzi mult mai selectiv. Există cerere și există capital, însă clientul compară mai mult și analizează proiectul, dezvoltatorul, zona, costul total al achiziției și potențialul proprietății în timp. Ceea ce am văzut la SIB confirmă această schimbare: oamenii vin mai informați, dar atunci când proprietatea, prețul și momentul se aliniază, decizia se ia rapid. Numărul mare de vizionări, negocieri și rezervări generate direct din Salon este relevant din acest punct de vedere”, spune Vlad Musteață.

Datele de la SIB se adaugă unei perioade de activitate susținută pentru NBI. Compania a încheiat 2025 cu un volum de peste 320 de milioane de euro și 1.922 de tranzacții, iar în primul semestru din 2026 a raportat aproximativ 100 de milioane de euro și 988 de tranzacții. După reluarea operațiunilor ANCPI, NBI a depășit 34,5 milioane de euro și 210 tranzacții în mai puțin de o lună.

Una dintre temele abordate de Vlad Musteață în cadrul conferinței a fost reducerea ofertei rezidențiale. Potrivit datelor prezentate de NBI, în T1 2026 oferta totală de proprietăți disponibile în București a fost cu 34% mai mică față de perioada similară din 2025, iar pe segmentul locuințelor noi scăderea a fost de 31%. În august 2026, prețul mediu solicitat pentru apartamentele noi din București a ajuns la 2.549 euro/mp, în creștere cu 9,3% într-un an și cu aproximativ 27% față de august 2024.

„Oferta va deveni una dintre temele centrale ale următorilor ani. Cererea rămâne activă, în timp ce numărul locuințelor care intră în piață este mai redus. Pentru cumpărător există astăzi încă posibilitatea de a compara și selecta. Cred că discuția se mută tot mai mult de la cât costă astăzi un apartament la ce valoare va avea proprietatea pe care o aleg peste 3–5 ani”, afirmă CEO-ul North Bucharest Investments.

Profilul cumpărătorului se schimbă, de asemenea. Din datele NBI, 40% din cerere vine din zona de end-user, iar 48% este concentrată pe studiouri și apartamente cu două camere, inclusiv prin cererea venită din diaspora. În același timp, 38% dintre cumpărătorii NBI accesează credite, finanțarea devenind o componentă tot mai importantă în analiza costului total al achiziției.

Interesul înregistrat la SIB pentru Pipera și nordul capitalei confirmă, potrivit companiei, importanța tot mai mare a criteriilor care depășesc prețul pe metru pătrat. Infrastructura, accesul, proximitatea față de centrele de business, școli și servicii, calitatea dezvoltatorului și perspectiva de evoluție a zonei sunt analizate tot mai atent atât de clienții finali, cât și de investitori.

Pentru NBI, cele trei zile ale Salonului au însemnat și mobilizarea unei echipe de peste 200 de consultanți și colaboratori, care au lucrat simultan la stand și în teren. Compania are în portofoliu peste 100 de proiecte și 4.000 de proprietăți, cu o prezență puternică în nordul Bucureștiului. Vizionările și negocierile inițiate în cadrul SIB continuă și după închiderea evenimentului, o parte importantă a interesului generat intrând acum în etapele următoare ale procesului de achiziție.

Rezultatele SIB 2026 confirmă astfel, din perspectiva North Bucharest Investments, o piață rezidențială activă, dar mai selectivă, în care decizia de achiziție se bazează tot mai mult pe calitatea proiectului, poziționare, acces la finanțare și potențialul proprietății pe termen mediu și lung. Într-un context în care oferta disponibilă se restrânge, proiectele bine poziționate și zonele susținute de infrastructură, servicii și dezvoltare continuă să concentreze interesul cumpărătorilor și investitorilor.

North Bucharest Investments (NBI) welcomed more than 1,000 prospective clients to its stand during the three days of the Bucharest Real Estate Fair – SIB 2026, with interactions at the event generating more than 100 property viewings, dozens of negotiations and dozens of reservations. Interest was particularly strong for studios and three-bedroom apartments, primarily in Pipera and northern Bucharest, according to company data.

Special offers available during the event included studios starting from €88,000 + VAT and three-bedroom apartments from €127,000 + VAT. For some of the clients visiting the NBI stand, the purchasing process progressed significantly over the course of the three-day event, moving from project selection and comparison to property viewings, negotiations and reservations.

The results come as Vlad Musteață, Founder & CEO of North Bucharest Investments, took part in the Opening Conference of the Bucharest Real Estate Fair 2026, where he discussed the evolution of residential demand and supply, the changing profile of today’s buyer and the outlook for the market.

“The market remains active, but today’s buyer is far more selective. Demand is there and capital is available, but clients are comparing more and looking much more closely at the project, the developer, the location, the total cost of ownership and the property’s long-term potential. What we saw at SIB confirms this shift: buyers are better informed, but when the right property, price and timing come together, decisions can happen quickly. The high number of viewings, negotiations and reservations generated directly from the Fair is a strong indication of that,” says Vlad Musteață.

The SIB results come against a backdrop of sustained activity for NBI. The company closed 2025 with more than €320 million in transaction volume across 1,922 transactions, while in the first half of 2026 it reported approximately €100 million across 988 transactions. Following the resumption of ANCPI operations, NBI exceeded €34.5 million in transaction volume and 210 transactions in less than one month.

One of the key topics addressed by Vlad Musteață during the conference was the contraction in residential supply. According to data presented by NBI, in Q1 2026 the total supply of properties available in Bucharest was 34% lower than in the same period of 2025, while the supply of new homes declined by 31%. In August 2026, the average asking price for new apartments in Bucharest reached €2,549/sqm, up 9.3% year-on-year and approximately 27% compared with August 2024.

“Supply will become one of the defining issues for the market over the coming years. Demand remains active, while fewer new homes are coming onto the market. Buyers still have the opportunity today to compare and choose. I believe the conversation is increasingly shifting from ‘How much does this apartment cost today?’ to ‘What will the property I choose be worth in three to five years?’” says the CEO of North Bucharest Investments.

The buyer profile is also evolving. According to NBI data, 40% of demand comes from end-users, while 48% is concentrated on studios and one-bedroom apartments, including demand from Romanian buyers living abroad. At the same time, 38% of NBI buyers use mortgage financing, making financing an increasingly important part of the overall acquisition-cost analysis.

The level of interest recorded at SIB for Pipera and northern Bucharest also reflects, according to the company, the growing importance of factors beyond price per square metre. Infrastructure, accessibility, proximity to business hubs, schools and services, developer quality and the future potential of an area are becoming increasingly relevant for both end-users and investors.

For NBI, the three days of SIB also meant mobilising a team of more than 200 consultants and collaborators, working simultaneously at the stand and in the field. The company’s portfolio includes more than 100 residential projects and 4,000 properties, with a strong presence across northern Bucharest. Viewings and negotiations initiated during SIB are continuing after the event, with a significant share of the interest generated now moving into the next stages of the acquisition process.

From North Bucharest Investments’ perspective, the results of SIB 2026 point to a residential market that remains active but is becoming increasingly selective, with purchasing decisions driven by project quality, location, access to financing and the medium- to long-term potential of the property. As available supply continues to tighten, well-positioned projects and areas supported by infrastructure, services and further development are expected to remain key areas of interest for both homebuyers and investors.
